Frequently Asked Questions

A Service from James Fielding & 1st Choice Property Management

Tell me again, why Daventry?

Because it represents fantastic value for money in comparison to the surrounding area, a high demand for rental property, a constant supply of new tenants, a huge regeneration project going on and a massive expansion scheme taking place.

Can't I go looking for an investment property there myself?

Of course you can. If you really want to spend hours trudging round estate agents, viewing unsuitable and overpriced property and wasting many hours of your time before finding something which you think is suitable.

James Fielding lives in the area, knows the rental market inside-out, is on first name terms with most of the local estate and lettings agents and often gets tipped off about properties before they hit the market. Therefore, by using James, you will save a lot of time and probably a lot of money, have the guarantee of purchasing a suitable investment and perhaps even secure it in an off-market sale at below market price.

Are you independant of estate agents?

Very much so. We will NOT source property from any one estate agent or developer, we use them all. We do not receive any form of commission from agents, so we are totally impartial.

Are you a letting agent?

In a way, yes. James Fielding is an individual member of the Association of Residential Lettings Agents and is able to provide on-going management of your investment property using his connection with 1st Choice Property, a sizeable, established, UK-wide property management and lettings agency.

Can you make me very, very rich overnight?

No.

The package we offer is for investors looking to create equity and profit through steady capital growth and minimal void periods. We advise most investors to have a 3 to 15 year investment plan.

Unlike buying "off-plan" in obscure areas of the UK or overseas, investing in existing property in the Daventry area will give you virtually guaranteed high capital growth in the mid to long term, with a constant supply of tenants. Investing in the area removes much of the risk associated with buy to let and promises excellent capital growth. (See our research on the "Links" page.)

How much would a typical investment property cost?

As a VERY rough guide, you are looking from around £100,000 to around £150,000 - it would depend on the market you were aiming for. (Professional, social housing, etc)

What are your fees?

It would depend how many properties you wished us to source for you, any refurbishment work that was required and if you wanted us to manage the properties for you thereafter.

Until we know what your requirements are, it is hard to give an accurate estimation of fees - please call 07979 591 002 to discuss.
